Disputing Errors on Credit Reports
Real Estate
Deeds, Mortgages, and all other types of documents pertaining to real property, with the exception of Plats, are filed in this department. The County Clerk's staff can assist you in preparing and filing 2 types of documents:
- Affidavit of Surviving Joint Tenant. This can only be filed on any property that is held in joint tenancy or to terminate a Life Estate. A certified copy of the death certificate must be attached to the affidavit at the time of filing. This form can be filled out by the Clerk's office, or you can print it from the Forms section on the County Clerk's home page.
- Certificate of Fictitious Name Affidavit. This form is generally used to open a business bank account. It is also available for printing in the Forms section on the County Clerk's home page. The County Clerk will provide a Notary for these documents only. Feel free to contact us with any questions you may have.
Judgment/Mechanic's & Materialmen's liens
These are liens against people and/or their property. They can cover labor, materials, or leasing equipment for work on their property. Medical and Hospital liens are also recorded here. See the Forms section on the County Clerk's home page for free printable forms.
Tax Liens
These are liens filed by the IRS for Federal taxes or by the State of Oklahoma for State taxes.
Plats
A plat is a map, drawn to scale, showing the divisions of a piece of land. Further refinement divides Blocks into Lots, for the purpose of developing a subdivision.
Plats are filed in the county of the property. The governing body must approve plats, before the County Clerk can accept it for filing. The County Treasurer must certify that taxes have been paid. It must be signed and notarized by the owner, abstractor, surveyor and the city. It is required to have the original mylar, 1 copy mylar, 2 paper copies, and a 8.5 x 11 paper copy for recording.
After the filing of a Plat, legal descriptions can refer to Block and Lot numbers rather than portions of Sections. The lot dimensions, as well as easements and right of ways are easily located.
